South Bay Market Update- Oct 15, 2022

This week’s market update spotlights 5 cities in the South Bay that hug the peninsula.

RANCHO PALOS VERDES:  61 ACTIVE LISTINGS,  10 of them are new listings, 26 price reductions

PALOS VERDES ESTATES:  25 ACTIVE LISTINGS,  NO new listings, 14 price reductions

ROLLING HILLS: 5 ACTIVE LISTINGS,  NO new listings, 2 price reductions

ROLLING HILLS ESTATES: 16  ACTIVE LISTINGS,  1 new listing, 8 price reductions

SAN PEDRO:  67 ACTIVE LISTINGS,  7 of them are new listings, 33 price reductions

Did you know there’s 9 distinct MLS areas in San Pedro.

South Shores, Palisades, Pt Fermin, Vista de Oro, Plaza, Barton Hill, Miraleste Pines, Holy Trinity, North San Pedro

…and there’s a price range for just about every buyer from a $390,000 1 bedroom condo in Miraleste Canyon Estates to a $3,550,000 luxury property right on the Bluff in lower South Shores.

There’s opportunities out there for buyers right now.  I’m finding that sellers are extremely motivated right now…although some have pulled their listings off market and will likely launch again in the new year.   Those thinking of Selling….it’s still a good time but pricing your home correctly right out of the gates is incredibly important right now.
